Fire risk assessments for commercial premises

Shops, offices, restaurants, and similar premises all carry the same legal duty: a suitable and sufficient fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005. Since October 2023, this applies regardless of how many people you employ — a one-person shop is treated the same as a large office under the law.

Who this covers

Commercial premises assessed under this service include shops, offices, restaurants, cafes, doctor's surgeries, pubs, and similar low to medium risk premises. This covers both the "responsible person" duty holder under the RRO — typically the employer, owner, or occupier — and landlords with responsibility for shared parts of mixed-use buildings.

Standard and methodology

Assessments are carried out to PAS 79-1:2020, the recognised methodology for fire risk assessment of the built environment. The report identifies existing fire precautions, any significant findings, and a prioritised action plan — set out as Controls (what's working) versus Actions (what needs addressing), provided as a PDF.

What's inspected

This page is for general information only and does not constitute a fire risk assessment. Every premises is different — the specifics of your building will be confirmed on inspection.
