Fire risk assessments for blocks of flats & managing agents
Purpose-built blocks of flats and converted houses with shared communal areas carry a clear legal duty. Under the Regulatory Reform (Fire Safety) Order 2005, whoever has control of the common parts — the freeholder, an RTM company, or a managing agent acting on their behalf — is the responsible person for those areas, whether or not management is self-run.
Who this covers
Freeholders and building owners, right-to-manage companies, and managing agents responsible for communal areas in low-rise and mid-rise blocks. If you manage blocks on behalf of landlords, a clear report sets out what's compliant and what needs action — useful both for your own records and for reporting back to freeholders or residents.
Standard and methodology
Assessments are carried out to BS 9792:2025, covering compartmentation, means of escape, and fire door checks across the communal parts of the building — stairwells, corridors, and shared entrances.
What's inspected
- Compartmentation between flats and communal areas
- Fire doors — self-closers, seals, and general condition
- Means of escape and final exits
- Fire alarm and detection in communal areas
- Management arrangements and record-keeping
This service covers low-rise and mid-rise blocks.
This page is for general information only and does not constitute a fire risk assessment. Every building is different — the specifics of your block will be confirmed on inspection.
